These Terms of Service govern your use of this website, operated by Fattoria La Pieve (“La Pieve”, “we”, “us”) to present our six independent villas near Calci, Pisa. By browsing this site or sending us a booking enquiry, you agree to these terms.

About this website

This website is an informational and booking-enquiry site for Fattoria La Pieve. It is not an online travel agency and does not process payments or finalise bookings automatically. Every stay is confirmed directly with us by email or phone.

Enquiries and bookings

Submitting the enquiry form opens a pre-filled email in your own mail application addressed to us; the message is sent from your device, not stored or processed on our servers. A booking is only confirmed once we reply in writing to confirm dates, price and any deposit. The availability calendar shown on this site reflects data from Airbnb and Booking.com and is provided for guidance only — it may not be perfectly up to date, and we reserve the right to decline any enquiry.

Pricing and payment

Rates, deposits and payment methods are agreed directly with you by email or phone and are not displayed or processed through this website.

Content and intellectual property

All text, photographs, and the La Pieve name and crest on this site belong to Fattoria La Pieve unless otherwise stated. You may not reproduce or reuse them commercially without our written permission.

Third-party links and services

This site links to or embeds services we do not control, including Google Maps, Airbnb and Booking.com. We are not responsible for the content, availability or privacy practices of those third parties.

No warranty

We describe our villas and the surrounding area in good faith and keep this site up to date as best we can, but we do not guarantee that every detail (photos, distances, amenities) is perfectly accurate at all times. Nothing on this site is a guaranteed offer of accommodation until we confirm your booking in writing.

Limitation of liability

To the extent permitted by Italian law, La Pieve is not liable for indirect or consequential loss arising from your use of this website. This does not affect any rights you have under mandatory consumer-protection law.

Governing law

These terms are governed by Italian law. Any dispute will be subject to the jurisdiction of the Italian courts, without prejudice to any mandatory consumer-protection rights you may have in your country of residence.
